Terms & Conditions

Registration: All bidders must register and provide proper identification the day of the auction. Bidding will be by the number system. 

Method of Payment: All purchase must be paid in full day of sale by check, cash, Visa or Master card. A 10% buyer’s premium will be charged to all purchases. A 13% buyer’s premium will be charged to all purchase using visa or Master card.

Firearm Transfer: Long guns will be delivered to the Buyer day of auction at the Auction Site. The hand guns will be delivered immediately after the auction to a gun store / TBD, The Buyer shall be responsible for the transfer fee in the amount of $35.00 per firearm and is payable directly to the gun shop at the time of transfer. 

Condition of Items: All items are being sold “As-Is” “Where-Is” with no warranty being expressed or implied by the Auction Company or the Seller. 

Removal: Removal will be for one hour after the conclusion of the auction. For the larger items, arrangements may be made with the Auctioneer for additional removal time.

Lunch Served: Food service available the day of the auction.

Restrooms: Port-A-Pot available at Auction site

Method of Payment: A non-refundable earnest money deposit of $5,000.00 will be required the day of sale with the balance due the day of final closing. Closing to be within 30 days of the auction. This real estate is being sold for cash and your bidding is not contingent upon financing. Have your financing prearranged prior to auction day. 

Acceptance of Bid: Successful bidder will be required to enter into a purchase agreement immediately following the auction at the site. The seller reserves the right to accept or reject any bids.

Title: Seller will provide the buyer with a commitment of title insurance in the amount of the purchase price insuring the transfer and marketability of the title. Seller will provide buyer with a fully executed Personal Representative deed conveying title to the buyer.

Possession: Possession will be give to the buyer the day of final closing. 

Taxes: The Real Estate taxes shall be prorated to the day of final closing. 

Survey: The Seller will not provide the Buyer with a survey. In the event that the Buyer requires a survey it will be at the sole cost of the Buyer.
