Parcel 1 includes all buildings and 40 acres: The milking parlor barn has a Double 8 parlor, holding area for approx. 85 cows, calving pens, fresh cow stalls, and an office/supply area. PARCEL 6: Consists of 178 acres M/L with approximately 155 acres of tillable ground and the balance being woods. This parcel also has a well and electric.

PARCEL 7: Consists of a country home on .39 acres.

PROCEDURE: Parcels will be offered individually, and combination or as a total unit. There will be open bidding on all parcels and combinations during the Auction as determined by the Auctioneer. Bids on parcels, combination and total unit may compete.

ACREAGES: All acreages have been based on County tax parcels and FSA maps and will be selling by legal description if entire farm sells as one unit, if sold in parcels and survey is required the cost shall be shared by Sellers and individual parcel Buyers.

EARNEST MONEY: 10% of total purchase price will be required on all parcels. Earnest money may be in the form of a cashier’s check, personal, or corporate check with a Bank Letter of Guarantee, if unknown to the Auction Company. Bidding is not contingent upon financing, so be sure you have arranged financing if needed, and are capable of paying cash at closing. Earnest money is NON REFUNDABLE if the Buyer fails to close on their part.

ACCEPTANCE OF BID PRICES: Bidders will be required to complete a Purchase Agreement at the Auction site immediately following the close of the Auction. Sale is subject to approval.

BUYERS PREMIUM: There will be a 3% Buyers Premium added to all high bids to determine final selling price.

CLOSING: Sellers will provide an Owners Title Insurance policy and Warranty Deed. Balance of purchase price for parcel or parcels will be due at closing which is expected to take place sometime in May. Taxes will be pro-rated up until the day before closing. 1031 Land Exchanges will be accepted, however, any additional charges with Title Co. shall be the expense of the Buyers.
