Pauline and her son, Ricky have moved to Stanford and commissioned our firm to sell at absolute auction their homes in Rowland. 

DIRECTIONS: Turn south on Cordier Rd., across from Bluegrass Stockyards.  Turn left on Old 150. Go ½ miles, turn right on Cut Off Pike.  Go 500 ft., turn right on Shearer Lane.  Property is located at the end of Shearer Lane.  Auction signs are posted. 

These homes are situated on a lot measuring 250’x 292’ (1.66 acres) and have city sewer.  One home has 3 bedrooms, 2 baths, 1500 sq. ft. living area, and ceiling cable heat. 

The other home has 3 bedrooms, 1 bath, approx. 1400 sq. ft. of living area, heat pump and stove.  The property is also improved with a barn, 1 car garage, 2 storage buildings and a pond. 

NOTE: The purchaser of a single-family residence built before 1978 has a maximum of 10 days to inspect the property of lead-based paint. The period for inspection begins April 17th through April 26th. The successful bidder must sign a waiver of the 10-day post sale inspection period.

Following the sale of the real estate, personal property will be sold including a 885 Case tractor w/ 6’ finish mower & Kelly loader.

BUYER’S PREMIUM: 10% Buyer’s Premium will be added to the winning bid to determine final sale price on both real estate and personal property.

TERMS: Real Estate-20% down day of sale with balance in 30 days.  Personal Property- Payment in full day of sale in the form of cash, check, Visa or MasterCard with an additional 3% processing fee ($3 minimum).
