We will be assisting Chris Workman with Workmans Auction Saturday May 12th. 2018 in Magnolia, Ar. 71753.  This will be an Outstanding Auction with a Huge Variety of Metal Supplies and Metal Fabricating Equipment.  Also the Real Estate will be offered at Public Auction with Owner's Conformation of the Final Winning Bid.

Real Estate: Located at 115 N. Walnut in Magnolia, Ar.   The property is an 8,000 Sq. Ft. Insulated Building with Two Restrooms, Office, Break Room, Upstairs Storage Area, Also 3 Manual Roll Up Doors, 20ft. Building Sidewalls, Utilities Include Gas, Electric, and Water,  The Electric Supply to the Property will include 220 Volt and 3 Phase Set Up, Interior Walls are Sheet Metal Lined up to 7ft., Covered Outdoor Wash Bay, 6" Concrete Floors, Skylights, and Commercial Gas Heaters in the Work Area of the Building.  The shop area will be an Open Span,  This property is currently being used as a Metal Fabrication / Welding Shop. The equipment and personal property will be sold at Public Auction and the Real Estate Will Be Offered at Noon

Real Estate Terms and Conditions: This property will be offered at Auction Saturday May 12th, 2018 at approx. 12 Noon.  There will be a 10% Buyer's Premium added to the Final Accepted Winning Bid. The 10% Buyer's Premium Will Be Due From the Successful Winning Bidder Day of Auction. The Closing of the Real Estate Transaction will be expected approx. 30 days from day of Auction.  The successful sale of this property Will Not Be Contingent Upon the Buyer's Ability to Obtain Financing.
