TRACT NO. 1: being 57.0 acres, more or less, of agricultural land with no improvements containing approx. 38.00 acres of tillable land, 17.0 acres of non-frontage woods and the remainder in waste & road right of way. TERMS & CONDITIONS: The property has been appraised at $206,200 and will not be sold for less than 80% of the appraised value. $20,000 will be required down the day of the sale with the balance due upon delivery of deed within 30 days. Possession upon delivery of deed but the new purchaser will be allowed to start farming operations immediately after payment of earnest money.

TRACT NO. 2: being 15.249 acres of agricultural land with no improvements containing approx. 14.940 acres of tillable land and the remainder in waste & road right of way. TERMS & CONDITIONS: The property has been appraised at $74,700 and will not be sold for less than 80% of the appraised value. $7,500 will be required down the day of the sale with the balance due upon delivery of deed within 30 days. TRACT NO. 3: being 2.68 acres of residential property with improvements. Improvements consist of a 1.5 story frame home, a 24X32 detached frame garage and a 36X48 metal pole building. Home has approx.1,664 sq.ft. of living area with 4.0 bedrooms gas heat and is basically in a good state of repair. Home could use some modernization and renovations, but would make someone a fine country starter home. TERMS & CONDITIONS: The property has been appraised at $60,000 and will not be sold for less than 80% of the appraised value. $6,000 will be required down the day of the sale with the balance due upon delivery of deed within 30 days. 1.     Properties are being sold by the Estate of Wilma Randall with Carol Reams & Linda Leppla as Executors.


 


  1. Each purchaser will receive a Good and Marketable Deed from the above mentioned Estate with the new owners having the opportunity, at their expense, to run a Title Search to verify this fact.


 


  1. Each Parcel will be sold separately and then will be offered as a whole. The property will be sold whichever way is the higher amount.


 


4.         Parcel No. 1: consisting approx. 57.0 acres, more or less, of agricultural land with frontage on Buckland Holden Road. Property has approx. 38.00 acres tillable, 17.0 acres of woods and the remainder in ROW & Waste.


 $20,000 will be required down the day of the sale with the balance due upon delivery of deed within


30 days. The new purchaser will be able to start farming immediately upon completion of the Offer to Purchase Contract and payment of the earnest money.


 


5.         Parcel No. 2: consisting of 15.249 acres of agricultural land with frontage on Buckland Holden Road and situated across the road from Parcel No. 1. This parcel is basically all tillable except for road right of way. $7,500 will be required down the day of the sale with the balance due upon delivery of deed within


30 days. The new purchaser will be able to start farming immediately upon completion of the Offer to Purchase Contract and payment of the earnest money.


 


6.         Parcel No. 3: consisting of 2.68 acres of residential land located at 23209 Buckland Holden Road on the southeast corner of Parcel No. 1. Property has a 1.5 story frame home w/ Seamless Steel Siding, a 24X32 detached garage and a 36X48 metal pole building at the rear. $6,000 will be required down the day of the sale with the balance due upon delivery of deed within 30 days. Possession not before May 28, 2018.


 


7.         At the completion of the Auction, the new purchasers and the Executors for the Estate will sign an Offer to Purchase Contract that will give equitable right to the property to the new purchaser and will also give assurance to the Estate of the sale. Please have your financing committed for ahead of the day of the sale, since we will be unable to add any contingencies to the contract in this regard. In the event of default by the new purchaser, the Estate will be unable to refund any Earnest Money paid.


 


8.         The Estate and the Auctioneer/Brokers have attempted to disclose any and all information known about these properties, but neither the Estate nor the Auctioneer/Brokers will be responsible for any unknown or unexpected facts or occurrences.  These properties are being sold “as is where is” with no warranties either expressed or implied.


 


9.         Parcels No. 1 & 2 will be conveyed by description of record and Parcel No. 3 will be conveyed by a new Survey description paid for by the Estate.


 


10.       The Estate will pay for the cost of deed preparation and the county conveyance fees, with the new purchaser or purchasers being responsible for any other costs involved with closing.


 


11.       The Estate has paid both the January and July 2018 installments of Real Estate Taxes and the new purchaser/purchasers will be responsible for the January 2019 installment.


 


12.       Possession of all cropland will be upon delivery of deed, but upon completion of the Offer to Purchase Contract and payment of the earnest money, the new purchaser will have the option to begin farming immediately at his/her expense.


 


13.       All agricultural land is currently being taxed on a CAUV basis and if any new purchaser chooses to take any acreage out of production, it will be his/her responsibility to pay any recoupment charged by the county.


 


14.       Parcel No. 1 has been appraised at $206,200, Parcel No. 2 has been appraised at $74,700 and Parcel No. 3 has been appraised at $60,000 and no parcel will be sold for less than 80% of the appraised value.


 


15.       On Parcel No. 3 the stove and refrigerator will stay with the home.
