TRACT # 1 – 80 acres – West half of Southwest Quarter Section 35, Township 33, Range 23.  75.37 Acres Tillable Ground, Balance in Water Ways.  Taxes $892.31.  Farm is currently leased to Steve Tanner on a 60/40 split on Crops Harvested & Chemical Expense & 50/50 on Fertilizer.  Seller will retain their share of the 2018 Wheat Crop.  Buyer will receive their share of the 2018 Corn Crop and Soybean Crop along with the applicable fertilizer and chemical expense.  Steve Tanner will be planting Wheat in the fall of 2018 and will have the right to harvest the Wheat in 2019.  After Wheat is harvested in 2019 full possession of land will be given to Buyer to farm at their pleasure.
