RM McGINNIS, LLC Real Estate & Auction Professionals have been authorized to sell at ABSOLUTE AUCTION the real estate and farm machinery belonging to the late Pat Lear.

 Tract #1 – 530 East Main Street - consisting of approximately 94.5 acres of nice farmland fronting on highway 152 (Kennedy Bridge Rd).  This farm includes 2 barns, an old house, several outbuildings, and a pond.  This is an excellent cattle and hay farm. Approximately 18 acres of this farm are within the city limits of Burgin.

 Tract #2 – consisting of 7.6 acres of nearly level land fronting on highway 33 and within the city limits of Burgin.  City water and sewer are available for hook on.  This will make a great baby farm and home site.

 Tracts 1 and 2 will be sold at 530 East Main Street, Burgin.  The tracts will be sold individually then combined to determine the highest and best price.

 Tract #3 – Mallard Cove  – consisting of 24.2 acres +/- located on Mallard Cove Road and improved with a tobacco barn and pond.  This property has good road frontage and will make a great home site and baby farm.  The Maric Farms Declaration of Easements, Covenants and Restrictions are applicable to this property as well as membership to the Mallard Cove Home Owners Association.

Tract #3 will be sold at 1:30 PM at the Mallard Cove site. Use 185 Mallard Cove, Harrodsburg, KY  for navigational purposes.


PAYMENT TERMS:   10% non-refundable  deposit upon signing of the purchase agreement with balance due on or before May 30, 2018 with deed and possession. Unless prior arrangements are made with the auction company, a bank letter guaranteeing the buyer’s deposit check will be required the day of the auction.           NO BUYER’S PREMIUM WILL BE CHARGED.

TAXES:  The 2018 real estate taxes will be prorated to the date of deed transfer.

Payment Terms On Personal Property - Cash, good check, VISA, Master Card, Discover day of sale. A convenience fee is charged for credit card transactions. NO BUYER’S PREMIUM.
