This auction is of (3) Parcels of land located just off of US HWY 17 S on Sand Hole Road in Chocowinity, NC. There is approximately 7.41 total combined acres and a large amount of road frontage on this paved state maintained road. Sand Hole road is easily accessible from US HWY 17 via a major intersection with traffic signals. There are (2) large metal buildings, large concrete loading/work pad in front of buildings, bathrooms, office space, etc. This property is the former home of Privateer Mfg. Company, Inc.

These properties are being auctioned together as a single property. The auction will be held live on site at "Parcel 1" located at 600 Sand Hole Road in Chocowinity, NC at 11:00 am on Wednesday, April 11, 2018.

These properties are being sold subject to a minimum opening bid. Once the required minimum opening bid amount has been placed, bidding will continue until the last and highest bid is placed. The final bid at the time of auction in excess of the required minimum opening bid will be the selling price. There is NO BID RAISE or UPSET BID PERIOD after the close of the auction by the auctioneer.



This parcel is the main property. It has the largest amount of acreage and contains (2) large commercial steel buildings. The majority of the parcel is cleared open property with large areas for storage, loading, working, etc. The front building is an approximately 130' X 30' metal building on concrete slab containing approximately 3,900 square feet. The rear building is an approximately 140' X 70' metal building on concrete slab containing approximately 9,800 square feet.


This parcel is the center property. It is wooded and low-lying. It is currently completely undeveloped. It is adjacent to a residential property. This property is separated from the main parcel by the new US HWY 17 Bypass.

PARCEL 3 - 0.6+/- ACRES (by description) UNDEVELOPED

This parcel is the easternmost property. It is located on the other side of the residential property from the "Parcel 1" and "Parcel 2". It is mostly wooded and is located directly beside "Tarheel Lane".

TERMS – The property is being sold “FREE & CLEAR” of all liens, or with liens satisfied at closing. The property is being sold “AS IS, WHERE IS”. The property is being sold with taxes prorated as of day of closing, meaning the current year taxes will be split between the Buyer and the Seller based on the closing date; all prior years taxes will be paid by the Seller. A 10% deposit is required by the last and highest bidder at the time of the auction. The remaining 90% will be due at closing. There is “NO UPSET BID PERIOD”, this means that the last and final bid at the auction cannot be raised after the auction is closed by the auctioneer. There is “NO BUYER’S PREMIUM” or additional buyer fees charged by the auction company. The Buyer should inspect the property prior to bidding and do any and all research they deem necessary.
