This auction is of (3) Tracts totaling nearly 4.5 acres with 18,000 square feet of commercial buildings located on Hwy 17 in Chocowinity, NC. These properties are located almost adjacent to the major intersection of HWY 17 and Bragaw Lane (the connector to the new Chocowinity Exit off of HWY 17 Bypass) where there is already a Burger King restaurant, Speedway Fuel Store, restaurant, and multiple retail and business properties. These properties were formerly the home of WITN-TV.  

These properties are being auctioned in (3) separate tracts and will NOT be combined or "lumped together" at the end. Each Tract will be a separate auction. The auction will be held live on site at 3057 US HWY 17 South in Chocowinity at 10:00 am on Wednesday April 11, 2018.


These properties are being sold subject to a minimum opening bid. Once the required minimum opening bid amount has been placed, bidding will continue until the last and highest bid is placed. The final bid at the time of auction in excess of the required minimum opening bid will be the selling price. There is NO BID RAISE or UPSET BID PERIOD after the close of the auction by the auctioneer.

TRACT 1  - 2.5+/- acres with the commercial buildings

This tract is the main or center tract. It is approximately 2.5 acres with approximately 250' of road frontage and two main driveway accesses on US HWY 17 Business as well as 250' of frontage on Windfield Drive which is a commercial street along the rear of the tract. This property contains the main building which is a single story masonry commercial building with approximately 18,000 square feet of heated space. This space includes reception areas, offices, conference rooms, training and work rooms, as well as the large TV studio area with tall ceilings. There is an additional commercial brick building on this track large enough for a commercial garage. The building is current vacant, but the utilities have remained on since vacated. There are also (2) large towers on the property that are included. This is includes the shorter "Doppler Tower" and the several hundred foot main broadcast tower. The building is equipped with a very large back-up generator system that will sell with the real estate. There is a large paved parking directly behind the building that is included in this tract.


TRACT 2 1.0+/- acres (paved lot)

This tract is located to the right of Tract 1 and has over 300' of frontage on Winfield Drive along with a separate driveway. The majority of the tract is paved and was used primarily for parking. This property is directly across from the brand new Dollar General Store and behind a bank/financial property. There are several other businesses located on this street in the immediate area.


TRACT 3 .92+/- acres (vacant lot)

This tract is located to the left of Tract 1 and has approximately 150' of frontage on Winfield Drive. This tract is almost completely grass and undeveloped. It is located directly behind a small office building on the Hwy 17 side and a commercial car wash facility on the Bragaw Lane side.Other businesses in the immediate area include insurance offices and a financial institute.


TERMS – The property is being sold “FREE & CLEAR” of all liens, or with liens satisfied at closing. The property is being sold “AS IS, WHERE IS”. The property is being sold with taxes prorated as of day of closing, meaning the current year taxes will be split between the Buyer and the Seller based on the closing date; all prior years taxes will be paid by the Seller. A 10% deposit is required by the last and highest bidder at the time of the auction. The remaining 90% will be due at closing. There is “NO UPSET BID PERIOD”, this means that the last and final bid at the auction cannot be raised after the auction is closed by the auctioneer. There is “NO BUYER’S PREMIUM” or additional buyer fees charged by the auction company. The Buyer should inspect the property prior to bidding and do any and all research they deem necessary.
