The Stutzman farm is located approximately 6 miles east of White Hall, IL or 6 miles southeast of Roodhouse, IL (25 miles southwest of Jacksonville, IL). In White Hall from the intersection of North Main Street and East Lincoln Street (County Road 9) head east approximately 6 miles to the farm. The farm is further described as being located in the West Half of the Southeast Quarter, Section 26, T12N-R11W, Greene County, IL.
The farm contains 80 acres± and will be sold in 1 tract. FSA records indicate 63.98 acres tillable with a Crop Productivity Index of 117.1. Soil types include Rozetta, Clarksdale & Lawson. (Also several acres of Virden [PI 138] and Muscatune [PI 146]). The balance of the acreage is timber, which offers hunting and recreational opportunities. Improvements include a small pond and 2 storage sheds/cabin. Road access along the south by County Road 9 and the north by County Road 2350N.

The Stutzman Farm will be sold in one individual tract on a price per acre basis, based on 80 acres. Immediately following the auction, the successful buyer will be required to enter into a written purchase agreement with the seller, and pay 10% of the bid price down as earnest money with the balance due at the time of closing on or before Monday, April 16, 2018. Title insurance in the full amount of the final purchase price will be provided by the seller. The 2017 real estate taxes, due and payable in 2018, will be paid by the seller. The farm sells free & clear and the new buyer will have full farming and hunting rights for 2018.
