ABOUT THE SALE OF THIS PROPERTY

2. According to the Tennessee Residential Property Disclosure Act, "Condition Exemption Notification", buyer is advised that no representation or warranties expressed or implied as to the condition of the property and its improvements are being offered by seller. Buyer should make or have made on buyer’s behalf a through and diligent inspection of the property and use their judgment as to the condition of the property. Lead base Paint Notice: Please note that all residential property built prior to 1978 is sold subject to required lead-based paint disclosure and inspection requirements. Buyers are allowed by appointment to have property inspected for the presence of lead based paint.

3. The sellers have elected to use the buyers premiun, which means, that 10% will be added to your top bid to determine the final purchase price. EXAMPLE- If you bid $100,000 then $10,000 will be added to that bid for a total of $110,000, which will be your final purchase price.
