The SE ¼ of the SE ¼ of Section 3, Township 17 North, Range 9 East of the 3rd P.M., Champaign County, Illinois, containing 40 acres, more or less. No improvements on this tract.
TERMS: Ten percent (10%) of the purchase price to be paid down on day of auction with the balance of the purchase price due and payable on or before December 9, 2009. Possession will be given after the 2009 growing crops have been removed. The 2009 taxes payable in 2010 will be paid by the seller; all taxes thereafter will be paid by the buyer.
