This sale is conducted for the attorney handling the estate.
We must establish a high bid on AUCTION DAY that will hang at the Alamance County Court House for a 10 day upset period.   If the bid is upset it must be by five percent (5%) or higher.   If the bid is not upset the high bidder will be notified by the court and required to close in 30 days or less.   You must place a 10% cash deposit on sale day unless your check has been approved the auctioneer in advance. The property is being sold as is without contingencies.   You must be able to close in 30 days or less after bid is confirmed by the court.   There will be 10% buyer's premium added to the high bid on auction day to equal the purchase price.   The auctioneer is a broker for the seller only.   The seller has no knowledge or reports of lead based paint.   The seller has not severed the gas/oil or mineral rights and has no representation from previous owners of this matter. Deposit, cash or certified funds is and is equal to 10% Buyer's premium. All inspections which constitute a condition of sale must be made prior to the auction.
