Terms & Procedures

 

Offered at PUBLIC AUCTION will be the Real Estate. (0n-site) at 912 S. 10th Street, Richmond, IN 47374 and belonging to Patricia A. Erdosy-Fields and sells subject to final bid confirmation and acceptance. There will be open bidding as determined by the auctioneer.

Legal:  Lot 5 G P Earlys  in Wayne Township, Wayne County in the State of Indiana.

DOWN PAYMENT: 10% down payment on auction day with balance due within (30) thirty days at closing. Down payment may be made in the form of cash, cashier’s check, personal check or corporate check.  Your bidding is not conditional upon financing, so be sure you have that arranged, if needed, and are capable of paying cash at closing. 

TAXES:  Said property (Parcel 89-18-04-330-404.000-030) bi-annual taxes for 2017 Spring and 2017 Fall  were $364.00 each installment.  Buyer(s) will assume Spring 2018 and thereafter. Buyers will be responsible for filing their own pertinent exemptions. Seller will have satisfied all previous taxes.

ACCEPTANCE OF BID PRICES: Successful bidders will be required to enter into a purchase agreement at the auction site & immediately following the auction.  All final bid prices are subject to Sellers’ acceptance or rejection. 

EVIDENCE OF TITLE: Seller shall provide an Owner’s Title Insurance Policy in the Amount of the Purchase Price.
