The Moon farm, which contains 62 acres subject to survey, is located northwest of Macomb, IL in Sections 7 and 8 of Emmet Township, McDonough County.

Due to construction of the Macomb Bypass in the Spring Lake Road area northwest of Macomb, IL the easiest directions are to take Highway 67 north of Macomb 2 miles to Road 1600N then 1 3/4 miles west to Emerson Road then north 1/2 mile to 1650N then 2 3/4 miles west or from Good Hope, IL take Route 9 west 4 1/2 miles to Road 750E then 2 miles south.

TRACT 1 - 56 acres (subject to survey) with FSA figures indicating 55.45 acres tillable. It is level to gently rolling and contains mostly Greenbush, Ipava and Rozetta soils with a PI of 124. Access is off of Road 725E at the northeast corner of this tract.

TRACT 2 - 6 acres (subject to survey) of rolling pasture. Road 725E borders the entire east side and Tract 1 borders the west side. A large ravine runs diagonally through the property which would make a very nice lake. This is a great home building site on a good blacktop road close to Spring Lake and Macomb, IL.

Prospective buyers have permission to drive or walk over these 2 tracts for inspection.



These 2 tracts will be sold individually and will not be combined. They will be sold on a price per acre basis with a survey, which will be completed, constituting the exact acres of both tracts. Ten percent of the bid price to be paid on day of sale with the balance due on or before December 21, 2017. Title Insurance in the full amount of the purchase price will be provided by the Sellers. The 2017 real estate taxes due and payable in 2018 to be paid by the Sellers with 2018 and all subsequent taxes to be the responsibility of the Purchasers. The Buyer of Tract 1 may enter onto the property for the purpose of fertilizing or tillage work upon depositing the down payment and signing the purchase agreement. Full possession will be given at time of closing. Immediately following the auction, the successful Buyers shall enter into a written purchase agreement with the Sellers.
