Location and General Information
The Worthington farm is located approximately 3 miles northwest of Mt. Sterling, Illinois or 1 mile east of the small town of Timewell, Illinois.   From Hwy. 24 east of Timewell and west of Mt. Sterling go north 1 mile on 350E Street, then east on Co. Rd. 1200 N a short distance to the farm.  The farm is further described as being located in the E 1/2 of the NE 1/4 of Section 3 of Lee Township, Brown County, Illinois.  The farm contains 80 acres± (subject to survey) with 73.5 crop acres according to FSA.  Soil types include Class A Virden & Ipava (82%) with a Crop Productivity Index on the entire tillable acres of 134.6.  The balance of the acres are in waterways.  The Worthington Farm was pattern tiled in 1996 by C&L Tiling with 3″ tile on 40′ centers – farmable conservation terraces were also constructed. Method & Terms
The Worthington family farm will be sold in one individual tract and on a price per acre basis. A professional survey will be performed prior to the auction. The new surveyed acres will be used  to calculate the final settlement price.
Immediately following the auction, the successful buyer will be required to enter into a written purchase agreement with the seller, and pay 10% of the bid price down as earnest money with the balance due at the time of closing on or before Wednesday, December 27, 2017. Title insurance in the full amount of the final purchase price will be provided by the seller. The 2017 real estate taxes, due and payable in 2018, will be paid by the seller. Possession will be given at the time of closing subject only to the current farm tenancy for the 2017 crop year. The farm sells with full 2018 farming rights.
