Public Auction will be ONSITE on November 18th, 2017 at 1:00 PM (Register Early)

ALL Bidders Must REGISTER Prior to the Auction-

To REGISTER you will need the following-

1. Government issued photo ID required to bid.

2. $1,000.00 Cash or Certified Check FOR $1,000/00 
Payable to "James E. Giordano, Auctioneer" (you will get this $1,000.00 check, cash or card back immediately if you are NOT the winning bidder). 

If you win the bid the $1,000.00 will become Earnest Money held in escrow until the transaction closes. You will get a credit for the $1,000.00 Earnest Money at the closing of the transaction.

3. You will need to provide "Proof of Funds" from your bank showing you have the funds needed to buy / bid on the home. 

*Proof of your funds needs to be on an official letter head or other document FROM YOUR BANK

If you bring a bank statement for proof of funds it needs to be a recent bank statement. Any bank statement older than 3 days will not be accepted as "proof of funds". You may have to contact your bank for a letter or other document to meet this requirement. We cannot take your word that you "have the money". Per the Auctioneer Proof of Funds is required to bid. 


4. If you are winning bidder you will need to pay 10% of the purchase price as soon as the Auction is done (before you leave the auction). This can be cash or Certified Funds or DEBIT/CREDIT (5% Up Charge for Cards). NO REFUNDS / ALL SALES FINAL

5. If you win the bid and the Auctioneer says "Sold" it is a legal binding agreement at that moment between you and the Auctioneer. You will sign the Purchase Agreement immediately following the auction. 

6. Review Purchase Agreement attached to this listing.

7. If you are unsure of anything please call the auctioneer ASAP.

8. The Auctioneer will confirm the highest and best bid with the Seller before the Auctioneer says "Sold". This will occur at the Auction.

9. You will leave with copies of paperwork and a receipt for any money paid. Closing will a quick closing and within 3-10 days after the auction.

10. Bidders/Buyers MUST do any and all inspections prior to the Auction. On Auction Day there will be NO CONTINGENCIES. 

*Earnest Money and 10% down will not be refundable if you fail to close the transaction IAW Purchase Agreement. NO REFUNDS/SALES FINAL/SOLD AS IS*

11. Buyer Pays any and all closing fees and fees associated with the transaction and a 10% buyer premium due at closing.

13. Real Estate Taxes will NOT be prorated.

Title work is being ordered and will be available for review prior to the auction and at the auction.

$1,000.00 required to bid (refundable if you are NOT winning bidder)

10% Down Due at Auction

10% buyer premium due at closing


An additional 5% charge of the amount paid will be applied if you are using Credit / Debit Cards. No refunds.


Winning bidder will sign purchase agreement immediately following the Auction. The winning bidder will immediately owe an additional 10% of purchase price at the conclusion of Auction.

All Sales Final/Sold as is/No Refunds

Bidders are welcome and encouraged to have any kind of Independent Inspections, however any and all inspections must be completed PRIOR to the Auction.
