Tracts #1 & #2 will be offered as individual tracts and offered as an entirety as Tract #3.
The Real Estate will be sold in the manner resulting in the highest total sale price, Subject to the Confirmation of the Seller.

The balance on each tract is due at final closing upon delivery of an Owner’s Policy of Title Insurance insuring marketability in the subject real estate and delivery of a Warranty Deed. All Real Estate is being sold for cash and is not subject to any lender requirements in the event the Buyer obtains financing. Buyers needing financing must have financing arranged prior to the Auction.

TAXES: The Seller will pay all Real Estate Taxes due and payable in 2018 on each tract with Buyer's tax obligation beginning with the installment due and payable in May 2019 and all subsequent taxes and assessments.

POSSESSION: Purchaser's Possession on each tract will be delivered upon day of final closing. The sale of the Real Estate shall be subject to the current Tenants Rights for the 2017 Crop Year. 100% Possession for the 2018 Crop Year to Buyer.

CLOSING REQUIREMENTS: Closing of this Real Estate shall occur on or before January 05th, 2018 with Title Company/Bank Closing Fee and Survey cost to be shared equally between the Buyer and Seller.
