Property in Sections 9 & 16, Muscoda Township, Grant County, WI

PARCEL 1 consists of 120 acres M/L with 69 acres tillable, 48 acres of pasture with water and 3 acres along with the building site. Buildings include a 2 story 5-6 Bedroom brick farm house, a 24’x30’ metal sided shop/garage insulated with cement floors and 2 overhead doors, A 48’ x 108’ metal sided machine shed with a 24’ x 48’ shop area with cement, a 48’ x 84’ metal sided machine shed, 2 story wood frame barn with attached lean to and cement yard. A 40 X 60 metal sided storage shed.

PARCEL 2 contains 90 acres M/L with 73 acres tillable according to Farm Service Agency and 17 acres of woods.

PARCEL 3 contains 133 acres M/L with a mixture of woods and pasture with water and an old set of wood frame buildings with electricity and well.

PARCEL 4 contains 23.5 acres of woods.


PROCEDURE: Parcels will be offered individually, and combination or as a total unit. There will be open bidding on all parcels and combinations during the Auction as determined by the Auctioneer. Bids on parcels, combination and total unit may compete.


ACREAGES: All acreages have been based on County tax parcels and FSA maps and will be selling by legal description if entire farm sells as one unit, if sold in parcels and survey is required the cost shall be shared by Sellers and individual parcel Buyers.


EARNEST MONEY: $20,000.00 will be required on parcels 1,2 & 3 and $10,000.00 on parcel 4 alone. Combination of parcels or entire unit will require $40,000.00 Earnest money. Earnest money may be in the form of a Cashiers Check, personal or Corporate check with a Bank Letter of Guarantee, if unknown to the Auction Company. Bidding is not contingent upon financing, so be sure you have arranged financing if needed, and are capable of paying cash at closing. Earnest money is NON REFUNDABLE if the Buyer fails to close on their part.

ACCEPTANCE OF BID PRICES: Bidders will be required to complete a Wisconsin Offer to Purchase at the Auction site immediately following the close of the Auction. Sale is subject to approval by the Family who reserve the right to accept or reject any or all bids.

BUYERS PREMIUM: There will be a 2.5% Buyers Premium added to all high bids to determine final selling price.

CLOSING: Sellers will provide an Owners Title Insurance policy and Warranty Deed. Balance of purchase price for parcel or parcels will be due at closing which is expected to take place some time in January. There will be no 2017 Real Estate tax proration and possession will be given at Closing. 1031 Land Exchanges will be accepted, however, any additional charges with Title Co. shall be the expense of the Buyers.

NOTE: Farm is in NO RESTRICTIVE PROGRAMS! 143.35 total FSA tillable acres. Base average 73.6 PLC yield 113.
