      LOCATION: The PROPERTY (both real estate and personal property) to be sold at the farm. Farm is located approximately 1/2 mile south of KY 8 and the City of Dover. From Rt. 8/Dover, turn south onto KY 1235 (the Minerva Dover Road), property is on the east (left) side of the road, the first entrance on the left after you start driving up the hill, located at a break in the guard-rail. PARKING is available on top of the hill - accessible by means of a blacktop road - however will require a walk/hike. Parking close to the auction is limited. If you live close and can come back and pick up your merchandise after the sale, it would be preferable rather than for everyone to bring a truck and trailer to the auction site --- UNLESS you intend to park on the top of the hill. Parking on top of ridge is plentiful, although if weather conditions make the ground soft, four-wheel drive may be required. A blacktop private road extends from the farm entrance to the top of the hill). A private, BLACKTOPPED farm road meanders from the entrance around towards the barn and then turns to the right and from there goes up to the top of the hill where a nice cleared gently rolling ridge provides for pasture, hay, and deer hunting, and where additional parking can be found (although requires quite a walk!). 
    I have been authorized by the heirs at law of Michael Hord Kabler (Laura Kabler, Hollis Kabler, Valerie Kabler, Tim Kabler and Deborah C. Kabler) to sell the above described property at Public Auction. 
     TERMS & CONDITIONS OF SALE: PERSONAL PROPERTY: Payment for all personal property purchased shall be due and payable by cash or good check at sale site due in full to the agent and auctioneer prior to the agent/auctioneer leaving the sale site. Credit Cards will not be accepted. Phone bids will not be permitted on the date of sale due to limited mobile phone service. All property sold shall be subject to Kentucky Sales Tax unless purchased as a Farm Exemption or unless the purchaser has a valid resale certificate. Purchaser shall be responsible for the removal of all personal property purchased at the purchaser's expense and within 7 days of the auction date and shall hold the sellers harmless from damage caused to the real estate or injuries suffered by persons working for the behalf of the purchaser. Terms of purchase are Cash to Seller: NO CONTINGENCIES OF ANY KIND PERMITTED. Seller is to maintain liability insurance on property as agent/auctioneer is not responsible for accidents). Therefore as long as the final bid for the property meets or exceeds $80,000, the reserve shall be considered as having been met and the property shall be sold to the highest and best bidder whose offer meets or exceeds the reserve. Purchaser(s) of real estate to place a NON-REFUNDABLE deposit (cash or good check) equal to 10 percent of the total purchase price with contract immediately following sale, with balance due in full with deed at closing on or before the 18th day of December, 2018.
