A 'specimen' real estate purchase contract (and relevant purchase documents), a survey, aerial view, B-Business Districts information as well as preliminary title commitments are attached for your preview.  Other contracts will be available at the auction to address different purchase combinations.

* At auction, the successful bidder will deposit 10.0% of bid price (per package acquired), payable by check, and proceed to close within (30) days of the auction or within (15) days of Court approval. 

Seller will furnish and pay for owner’s title insurance, preparation of deed, conveyance fee and proration of real estate taxes.   There will be no CAUV tax recoupment paid by the Seller.

* Buyer/s will acknowledge an understanding of the special conditions (above) and, depending on how the properties sell, those conditions will be incorporated into the purchase contract by way of an addendum page (as is necessary).

* A 10.0% Buyer’s Premium is charged to the Buyer & collected at closing.
