Auction Site: Being held next to the Farmhouse address of 5299 Co. Rd. 109 (Pulaskiville Rd.) Mt. Gilead, Ohio 43338, 3½ mi. E. of Mt. Gilead on SR95 to Co. Rd. 109 turn left (N.) and go ¾ mi. to Farm located on both sides of the road (signs posted) just S. of Hidden Valley Campground.

Longtime 70 yr. family farm of the late J.W. (Bill) & Mary  K.   Wolfinger.


PARCEL #1: 25.33 +/- acres, consisting of mostly tillable (24.164) acres and small 1.844 +/- acreage of woods & Kokosing River. Lots of road frontage. Lays on S. side of Co. Rd. 109. Gentle rolling topography with productive soils.

PARCEL #2: 132.65 +/- acres, consisting of 74.87 +/- tillable acres, 59 +/- acres of woodland, Kokosing River & Creek bottoms & old pastureland. .78+/- acres of non determined wetlands. Lots of road frontage on both Twp. Rds. 109 & 108 (Kerr Rd.) and Co. Rd. 104 currently not maintained, level to rolling topography with productive soils.

BIDDER NOTICE: We will be using the multi parcel auction method. Parcels 1 and 2 to be offered individually or as a whole 158 +/- acre farm. Selling in the manner that brings the most money. All bids will compete and remain open for bid advancement until auctioneer announces property sold.

TERMS & CONDITIONS: A deposit (non-refundable) in the following denominations (Parcel 1 $15,000 down, Parcel 2 $70,000 down or $80,000 as a whole) shall be due at the conclusion of the auction with the balance due in 45 days.  2016 Taxes are $4,156.18 per yr. and will be prorated to closing date. Property being sold in as-is condition with no warranties of any kind. Selling subject to all legal highways, easements, restrictions, agreements and right-of-ways of record, and any lease, grant, exception, or reservation of coal, oil, gas and other mineral rights and interests previously transferred or reserved of record. Farmland is under CAUV. If buyer changes usage, any recoupment at buyer’s expense. Announcements made day of auction take precedence over printed material. New surveys will be paid by sellers if needed. The purchaser will be responsible for the cost of title insurance or other type of title evidence if the purchaser(s) elect to acquire such title insurance/title evidence. 2017 farming rights go to the new owner.
