Auction Procedure: Tracts 1-4 will be offered Buyer’s Choice individually, on a dollar per acre basis until all are chosen, then Tracts 5-7 will be offered Buyer’s Choice on a dollar per acre basis till each is chosen. Multiple tracts may be chosen; however, no combinations will be offered once tracts have been claimed.

Real Estate Terms: Tracts sell absolute to the highest bidder without reserve. Acreage figures provided are approximations. Where applicable, a survey will be completed prior to closing to provide acreage figures to determine final valuation. Successful bidders will be required to sign an agreement contract at the auction. 10% down payment will be due at the auction based on the provided acreages. The survey-adjusted balance will be due within 30 days at closing, on or before Monday, March 13, 2017. Full possession will be granted upon closing. All tracts sell free of tenancy. Seller will provide title insurance. 2016 real estate taxes will be paid by the Seller, all subsequent real estate taxes will be the responsibility of the Purchasers.
