Method & Terms
The acres listed in this brochure are estimated. A survey is underway and will be completed prior to the auction. The surveyed acres will be used to constitute the final settlement price. All 3 tracts will be offered through the marketing method of “Buyer’s Choice”, whereas the high bidder can purchase any or all tracts for their high bid. “Buyer’s Choice” auctioning will continue until all 3 tracts have been elected. After all tracts have been sold, they will NOT be offered in their entirety based on the cumulative price the individual tracts achieved. Ten percent (10%) of the bid price will be due on the day of the auction, with the balance due at the time of closing and upon delivery of merchantable deed and abstract. Closing on all tracts is scheduled to be on or before Monday, January 16, 2017. Real estate taxes will be prorated to the date of closing based on the last available tax statement. Possession will be given at the time of closing on all tracts. All tracts sell free & clear of any farm tenancies for the 2017 crop year. All announcements sale day shall take precedence over any prior advertising either written or oral.
