LOCATION & GENERAL INFORMATION
Livingston County, Illinois land auction consisting of 315± acres (subject to survey). This farm has been known for generations as the Kellar Family Farm. The land is ideally located approximately 3 miles north of Pontiac, Illinois and Interstate 55 along the west side of Hwy 23. The farm is further described as being located in the North Half of Section 21 of Esmen Township, Livingston County, Illinois. The farm will be sold in 5 individual tracts, all of which are currently being surveyed. Tracts 1-4 are all nearly 100% tillable and contain productive Bryce, Mona and Swygert soils (86%). Tract 5 will be a single story country home with machine shed, grain bins and a small acreage. Tracts 1-4 will sell first and on a price per acre basis, with Tract 5 selling last and for a “lump sum” dollar amount.

Tract 5 – 3 Acres (Subject to Survey) with home, shop, & grain bins
Well kept 1,350 sq. ft. ranch style 3 bedroom, 1 1/2 bath country home. The home was built in 1976. Other features of this home include a full partially finished basement, central air conditioning, and a propane gas furnace. The home is located in the Flanagan-Cornell-Woodland School District.
This tract includes 5 grain bins. (2) 24’ diameter bins with aeration floors and stirrators. Both bins have dryers and fans. Also, 24’ diameter Brock 6,500 bu. bin with aeration floor and fan. There is also a 24’ diameter GSI 7,000 bu. bin with aeration floor and fan. The last bin is a 2010 model 24’ diameter GSI 8,500 bu. bin with aeration floor and fan. Over 32,000 bu. grain storage in total!
This parcel also has a 40’x60’ shed, which includes a heated shop with concrete floor and additional cold storage. This building also has a 40’x40’ addition with 14’ tall walls.

METHOD & TERMS
            The acres listed in this brochure are estimated. A survey is underway and will be completed prior to the auction. The surveyed acres will be used to constitute the final settlement price. The farm will be sold in 5 individual tracts. Tracts 1-4 will sell first and on a price per acre basis based on the new surveyed acres. These 4 tracts will be offered through the marketing method of “Buyer’s Choice”, whereas the high bidder can purchase any or all of the first 4 tracts for their high bid. “Buyer’s Choice” auctioning will continue until all 4 tracts have been selected. After Tract 1-4 have been sold we will offer Tract 5, which includes the home. Tract 5 will sell for a LUMP SUM amount and NOT on a price per acre basis. All sales will be final and the tracts will NOT be offered in their entirety.
            Ten percent (10%) of the bid price will be due on the day of the auction, with the balance due in approximately 45 days, on or before Tuesday, February 7, 2017, at the time of closing. Title insurance in the full amount of the purchase price will be provided by the seller. The 2016 real estate taxes, due and payable in 2017, will be paid by the seller with the 2017 and all subsequent real estate taxes paid by the buyer. Possession will be given at the time of closing subject only to the terms of the standard ‘16 farm tenancy, which technically expires March 1, 2017. In addition, the current tenant will retain possession of the grain bins until July 1, 2017.
