Auction is being held at the Greene County Community Event Center, Located adjacent to the Greene County 4-H Fairgrounds at 4503 W. St. Rd. 54, Bloomfield, IN, 1 mile west of the junction of Hwy's 57 & 54.

Auction starts at 6:30 p.m..  Come hungry, buyer supper will be served starting at 5:00 p.m.

This auction is offering 372 acres of land in Highland Township, Greene County, Indiana.  Located 9 miles north of Bloomfield, 2 miles east of Calvertville.  Land is south of Calvertville Rd., north of Kelly Branch Rd. & on both sides of Shingle Mill Rd.  Land will be offered in both building site size and large tracts.  The property is currently pasture & hay ground, some woods, fenced and is a working cattle farm, includes a 3 acre lake, numerous ponds and areas that could be plowed for crops.


Electricity and water are available at the road frontage for all tracts.  There are no zoning or building restrictions on these parcels.  Tract 8 has the most woods and offers secluded building sites.

Tract 1:  5 acres – flat, open pasture ground with about 545’ of frontage on Calvertville Rd.

Tract 4:  31 acres – flat to rolling pasture and hay ground with a few trees.  495’ of frontage on Shingle Mill Rd.  Fenced on 3 sides.  Will have access to a shared pond.

Tract 8:  29 acres – rolling ground, ½ grass, ½ woods.  Frontage on Kelly Branch Rd.  Fenced on 3 sides.  Has small pond and great lake site.


The auction starts a 6:30 p.m.  A buyers supper will be served, starting at 5:00 p.m.






PROCEDURES: The property will be offered in 8 individual tracts, any combination of tracts, or as a total 372 +/- acre unit. There will be open bidding on all tracts and combinations during the auction as determined by the Auctioneer. Bids on tracts, tract combinations and the total property may compete.




DOWNPAYMENT: Real Estate - 10% down payment on the day of the auction with the balance in cash at closing. The down payment may be made in the form of cash; cashiers check, personal check or corporate check. Your bidding is not conditional upon financing, so be sure you have arranged financing, if needed and are capable of paying cash at closing.




BUYER’S PREMIUM: Successful bidder(s) will pay a 5% buyer’s premium which will be added to the bid price to arrive at the contract price.




ACCEPTANCE OF BID PRICES: Successful bidder(s) will be required to enter into a purchase agreement at the auction site immediately following the close of the auction. All final bid prices are subject to the Seller’s acceptance or rejection.




EVIDENCE OF TITLE: An ALTA Title Insurance Commitment in the amount of the Contract Price will be issued.  Buyer shall pay the fees incurred for all title searches, title insurance policies, recording of documents and closings.




DEED: Sellers shall provide General Warranty Deed.




CLOSING: The balance of the real estate purchase price is due at closing, which will take place within 10 days of presentation of title policy estimated on or before February 20, 2017.




POSSESSION: Possession of all tracts will be given at closing.




REAL ESTATE TAXES: Seller to pay taxes for 2016 payable 2017. Buyer to pay taxes payable 2018 and thereafter.




ACREAGE: All boundaries are approximate and have been estimated based on current legal descriptions.




SURVEY: A new survey will be made where there is no existing legal description or where new boundaries are created by the tract divisions in this auction. Buyer(s) will pay survey expense. Combination purchases will receive a perimeter survey only. Closing prices will be adjusted to reflect any differences between advertised and surveyed acreage’s.




EASEMENTS: Sale of the property is subject to any and all easements of record.




MINERAL RIGHTS: The sale shall include 100% of the mineral rights owned by the Seller.




AGENCY: Wells Auction & Realty and its representatives are exclusive agents of the seller.
