Clinton County – 173.04 Acres

Farm Location: About 4 miles northeast of Wilmington along Haws Chapel and Gleason Roads, in Union and Liberty Townships, Clinton County, Ohio – within the Wilmington City School District. Follow either Prairie or Starbuck Roads to their intersection with Haws Chapel or Gleason. Watch for on-site Auction signs and data brochures.

 

Sale Site Location: For convenience and safety, this auction will be conducted at the Wilmington Elks Lodge at 2541 Rombach Avenue, Wilmington, Ohio 45177 – and directly at its intersection with Progress Way (old SR 73). Auction signage will be posted.  

 

Real Estate Offered: This prime farmland consisting of 173.04 acres, as determined by a new survey, will be offered in two tracts and then as a whole by the Iowa Auction Method to be explained auction day and upon request. These lands offered are in an area where land seldom changes hands. This is an outstanding purchase opportunity of rich soils in an intense agricultural community in northern Clinton County. 

 

Tract I – 129.12 Acres fronting to Haws Chapel Road

Description: This parcel offers ample road frontage to either side of an existing home site. The lay of land is level to very gently rolling. Soils are rich and comprised of either Treaty or Reesville silt loams. Excepting fencerows this parcel is nearly all tillable and in Union Township. 

 

Tract 2 – 44.02 Acres fronting to Gleason Road

Description: This offering has considerable road frontage with acreage in Liberty and Union Townships. The majority of this acreage is level, tillable, and comprised almost entirely of Treaty silt loam – the richest grain producing soil type in Clinton County.

 

Auction Terms/Conditions/Inspections: Any successful purchaser will pay 10% of the total purchase price as deposit day of auction. The balance of monies due will be paid on delivery of deed on or about January 14, 2017, at which time full possession will be given. All real estate taxes due will be prorated and paid by the Trustees day of closing. These lands are taxed under CAUV and any change in land use resulting in a CAUV recoupment is not to be the responsibility of the seller. The Trustees of the Lelah Belle Alden Trust offer this land with price confirmation and “as is – where is” with no warranties expressed or implied. Any successful purchaser will be allowed winter tillage privileges previous to closing but at their own peril. The Real Estate Broker/Auctioneer is licensed and bonded by the State of Ohio and any legal claim or controversy associated with this auction will be settled by mandatory arbitration as set forth in the Auction Confirmation of Sale.
