LOCATION & GENERAL INORMATION
Douglas County, Illinois land auction consisting of 130 acres± (subject to survey) to be sold in 3 tracts. Land located in the Northwest Corner of Douglas County on the Douglas/Champaign County line. The farm is further described as being located in the North Half of Sections 2 & 3 of Garrett Township. The farm is generally located approximately 7 miles northwest of Tuscola, Illinois or approximately 15 miles southwest of Champaign, Illinois or 25 miles east of Decatur, Illinois. The farm will be sold in 3 individual tracts, all of which are currently being surveyed. Land represents highly productive Central Illinois tillable farmland. Individual tracts will have Corn Productivity Index (PI) ratings of 143.9, 130.4 & 130.5 respectively. All tracts sell free & clear for the 2017 crop year tenancy.


Tract Information

Tract 1 – 54 Acres (Subject to Survey)
FSA figures should indicate 50.52 NHEL tillable acres.
Soils include Drummer & Flanagan.
PI is 143.9 on the tillable acres. Class A Soils!
Road access to Tract 1 is along the entire north side by County Road 1550N.

Tract 2 – 54 Acres (Subject to Survey)
FSA figures should indicate 43.89 NHEL tillable acres.
Soils include Drummer, Sabina & Sawmill.
PI is 130.4 on the tillable acres.
2 CRP contracts for a total of 6 acres that expires in 2018 and 2019 with an annual payment of $1,320.00.
Road access to Tract 2 is along the entire north side by County Road 1550N. 
The Kaskaskia River borders Tract 2 on the east side.

Tract 3 – 22 Acres (Subject to Survey)
FSA figures should indicate 9.25 NHEL tillable acres.
Soils include Birkbeck, Drummer & Sawmill.
PI is 130.5 on the tillable acres.
Tract 3 has approximately 8 acres of mature timber-several nice building sites!
3.2 acres in CRP that expires in 2018 with an annual payment of $672.00.
Road access to Tract 2 is along the entire north side by County Road 1550N. 
The Kaskaskia River borders Tract 3 on the west side.


Method & Terms
The acres listed in this brochure are estimated. A survey is underway and will be completed prior to the auction.  The surveyed acres will be used to constitute the final settlement price.  All 3 tracts will be offered through the marketing method of "Buyer's Choice", whereas the high bidder can purchase any or all tracts for their high bid. “Buyer’s Choice” auctioning will continue until all 3 tracts have been selected. Each sale will be final sale and the tracts will NOT be offered in their entirety. 
Ten percent (10%) of the bid price will be due on the day of the auction, with the balance due in approximately 30 days, on or before Monday, January 23, 2017, at the time of closing. Title insurance in the full amount of the purchase price will be provided by the seller. The 2016 real estate taxes, due and payable in 2017, will be paid by the seller with the 2017 and all subsequent real estate taxes paid by the buyer. Possession will be given at the time of closing on all tracts.  All tracts sell free & clear of any farm or hunting tenancies for the 2017 year.
