TERMS: An earnest money deposit of $20,000 will be required day of sale, (Non-Refundable). The balance is due at final closing upon delivery of an Owner’s Policy of Title Insurance insuring marketability in the subject real estate and delivery of a Warranty Deed. All Real Estate is being sold for cash and is not subject to any lender requirements in the event the Buyer obtains financing. Buyers needing financing must have financing arranged prior to the Auction.

 

TAXES: The Seller will pay all Real Estate Taxes due and payable in 2017 with Buyer's tax obligation beginning with the installment due and payable in May 2018 and all subsequent taxes and assessments.

 

POSSESSION: Purchaser's Possession will be delivered upon day of final closing.

 

CLOSING REQUIREMENTS: Closing of this Real Estate shall occur on or before January 6, 2017 with Title Company/Bank Closing Fee and Survey cost to be shared equally between the Buyer and Seller.

 

REAL ESTATE IS BEING SOLD SUBJECT TO THE APPROVAL OF THE SELLER
