   The property consists of 235 acres m/l to be sold in 4 tracts ranging from 15 acres with a homestead to 120 acres.  Located in Township 54N, Range 10W, Sections 32 & 33, in Monroe County, MO.  Property consists of 109.68 total tillable acres with 51.96 currently in CRP and 57.72 being farmed.  (See FSA map for CRP and tillage acreage for each tract). The balance is in mature timber.

Tract 1 consist of 30 acres m/l with Hwy AA frontage on the south side and County Road 857 frontage along the west side. This tract is approximately half open, currently tillable, with the balance in woods, scattered trees, fence rows and a pond.

Tract 2 consist of 120 acres m/l with Hwy AA and County Road 857 access. Tract 2 is half open, currently under cultivation and CRP with the balance in fence rows and draws.

Tract 3 consist of 70 acres m/l with County Road 857 frontage along the west side. This tract is approximately half open and currently in CRP with the balance in mature timber, scattered woods and a pond.

TERMS: 10% down day of auction with the balance due and possession given at closing in 30 days or less.  The cost of the title insurance premium will be split 50/50 between the seller and the new buyer. The 2016 real estate taxes will be pro-rated to the date of closing. There are no tenant farm rights and the new buyer will receive all rights.
