OF HIGHLY PRODUCTIVE MONTGOMERY COUNTY, IL. TILLABLE ACRES

LAND INFORMATION:  This auction consists of approximately 144 acres of prime farmland located in Pitman AND Bois D’Arc Townships in Montgomery County IL.  The auction consists of 74 (more or less) acres of mostly tillable land with road access by way of E 6th Rd., and there is also an easement across the south 20’ feet that serves as an entrance to part (40 acres) of these acres.  These acres are identified with Parcel ID #03-01-200-009, AND 70 (more or less) acres of mostly tillable land.  The farmland is accessed by way of an easement across the north 33’ feet entrance from E 5th Rd. These land acres are identified as Parcel ID #01-25-300-006 (30 acres) and #01-25-300-002 (40 acres).

TRACT LOCATION:  TRACT 1&2 = 74 acres is located approximately 3 miles east of Farmersville and then ½ mile south on E 6th Rd.  Both of these tracts are located in Pitman Township and specifically Section 1 of Pittman Township.  TRACT 3 = 70 acres is located approximately 2 miles east of Farmersville on the Mine  Road and 3/4 mile north on E 5th Rd.  These acres are located in Bois D'Arc (W) Township.

TRACT 1 = 34 +/- acres.  The brief legal description for tract 1 is the NE ¼ of the NE ¼ (Except approximately 5 acres of homestead) in Section 1, T11N, R5W, Montgomery County IL.  SOIL TYPES: 64.6% or 21.6 acres of #46A Herrick silt loam and 35.3% or 11.8 acres of Virden silty clay loam.

TRACT 2 = 40 +/- acres.  The brief legal description for tract 2 is the SW ¼ of the NE ¼ in Section 1, T11N, R5W, Montgomery County IL.  SOIL TYPES: 74.5% or 31.3 acres of #50A Virden silty clay loam, 21.2% or 8.9 acres of #46A Herrick silt loam, and 4.3% or 1.8 acres of #127B Harrison silt loam.

TRACT 3 = 70 +/- acres.  The brief legal description for tract 3 is the NE ¼ of the SW ¼ AND all of that part of the W ½ of the SW ¼ of Section 25, lying east of drainage ditch in Township 12N, R5W, Montgomery County IL.  SOIL TYPES: 50.9% or 36.4 acres of #50A Virden silty clay loam, 40% or 28.6 acres of #46A Herrick silt loam, and 9% or 6.5 acres of Harrison silt loam.

#50 Virden Silty Clay Loam, YIELD ESTIMATES = 164 corn, 53 soybean.  SOIL PI INDEX = 135

#46 Herrick Clay Loam.  YIELD ESTIMATES = 163 corn, 52 soybean.  SOIL PI INDEX = 133

#127 Harrison Silt Loam.  YIELD ESTIMATES = 161 corn, 50 soybean.  SOIL PI INDEX = 130

AUCTION TERMS:  At the conclusion of the auction, the buyer and seller will enter into a written purchase contract and at that time the buyer will be required to pay 10% of the selling price as an earnest payment (down payment).  The earnest payment will be applied to the purchase price and the balance will be due on the day of closing which shall be on or before 30 days after auction.  The closing will be held at Spears Title Co. in Hillsboro IL.  All day of sale announcements will take precedence over any and all previously announced or printed items.
