The Renth Farm is situated app 1-1/2 mi South of Love’s Truck Stop at the corner of Richter School & Fuesser Roads in Sect 23 of Mascoutah Township, St. Clair Co. The farm will be sold in 2 Parcels—Tract A & Tract B. The Pheiffer Farm (Tract C) is located between the cities of Trenton & New Baden in Sect 5 of Lookinglass Twp, Clinton Co with Frontage to IL State Route 160. Both farms include with open tenancy for 2017 Spring Planted Crops. SPECIAL VIEWING, Sunday Afternoon--Nov 27.

Location & Directions to the Property

  • The Renth Farm – Auction Tracts A & B are located South West of New Baden, IL. Continue West of New Baden on Route 161 approximately ¼ mi West of the I-64/IL Rt 161 intersection (LOVE’S), then South 1-1/2 mi on Richter School Road to the corner of the Property on the East Side of the Roadway.

  • The Pheiffer Farm -- Auction Tract C is located approximately 3-1/2 miles South of Trenton, IL on IL State Route 160 to the land on the East Side of the Highway

Directions to the Auction Site

The auction will be conducted indoors at The New Baden American Legion Hall at 105 East Illinois Street, New Baden, IL. The Legion is situated 1 block South of Hanover, turn at the Police Station/Fire House. Great Parking—We will conduct the Auction Upstairs in the main Hall.

Tract A

The North 47.37 Acres of the Renth Farm with good frontage to Richter School Road. Tract A is mostly all tillable and continues from the North Line to the approximate center of the Waterway. Surveyed & Available for Spring 2017 Crops. Part of Parcel Number 10-23.0-400-001.

Tract B

The South 34.23 Acres of the Renth Farm situated at the corner of Richter School Road & Fuesser Road. Tract B has ¼ mi of frontage to both well traveled roads. The approximate center of the drainage waterway is the division of the parcels  The farm is available for 2017 Spring Planted  Crops. Part of Parcel Number 10-23.0-400-001.


Tract C

The Pheiffer Farmland includes a total of 33.27 Acres, 33.33 acres with a warranty deed and .94 acres with a quit claim deed. Tract C includes parcel numbers 11-10-05-100-005, 006, 007, 101 & 011. Tract C has 556 feet of frontage to Route 160, continuing back for 2560 feet. Tract C is mostly all tillable, except a small wooded area in the NE corner,  surveyed and available for Spring Crops.

SPECIAL VIEWING (at the property) on Sunday, November 27. We will be at the Pheiffer Farm (Tract C) from 1-2 PM. We will move to the Renth Farm from 3-4 PM. We will be on hand to give guided tours of the property. We will have copies of informational items including Survey, FSA information, Maps, Real Estate Auction Contracts, Title Insurance Commitment, Real Estate Tax information & More!

Terms and Conditions

10% Down on Day of Auction as non-refundable earnest money, possession and balance due at closing in approximately 30 days, balance due at closing in approximately 30 days. Taxes prorated to the day of closing based on the last known tax figure. Possession immediate upon closing, subject to tenant’s rights, open tenancy for 2017. The land is available for Spring Planted 2017 Crops. Surveyed corners are clearly marked, a plat of Survey will be included with each tract. You are buying the land in it’s as-is present condition with no warranties expressed or implied. Any Owner’s Mineral Rights will be passed to the new buyer.
