According to the Clermont County Auditor website, this 2 story colonial style structure was constructed in 1949. It contains approximately 1,563sf and is located at the corner of Plane St (aka St. Rt. 125) and East St. in the heart of Bethel, OH.

The Village of Bethel has it zoned R-3, T/PO – Single & Two Family Residential in a Transitional Overlay District and/or Professional Office. The property can be used as office or could be reconfigured/repurposed into a single family residence. The improvement has 2 open air covered porches, is on crawl space, and is heated by electric forced air furnace, which may need some repair/replacement. There are a total of 6 rooms with 1 bathroom - 5 offices and a storage room; and also an 8’x12’ stone shed on the property. Although converted to office use, the plumbing for the kitchen is still accessible should someone desire to convert the property to residential. The upstairs was only used for storage and could use some TLC, but the owner indicates the roof was totally replaced just 12 years ago.

The Clermont County Auditor shows the property as PID # 360325A005D. The annual real estate taxes are approximately $1,410 based on an assessed value of $71,000.

REAL ESTATE AUCTION TERMS AND CONDITIONS

Live Webcast Auction: The live auction will be conducted from our live auction webcast studio at 278 N. Third St., Williamsburg, OH 45176 on Friday December 2 beginning at 12:01PM. You can attend the live auction and participate or bid in real time from your computer or mobile device by logging on and registering at www.SempleSells.com.

Registration: All bidders, whether bidding in the room or bidding over the Internet, must register to participate in the auction. Each registrant is responsible for any purchase on their bidding number or user name.

  • Live Studio Bidding: A government issued ID is required to register to bid in the room. In person registration begins at 11AM on day of auction. The purchase contract and ancillary paperwork shall be completed immediately at the conclusion of the auction.
  • Internet Bidding: Internet registration will become available anytime once the auction is posted on our website. If the purchaser is an Internet bidder, the Contract to Purchase, Agency Disclosure, and Demand Note shall be emailed at the conclusion of the auction and must be signed and returned by email or fax within 24 hours. The required 10% deposit shall be paid by wire transfer or cashier check mailed or hand delivered to Semple International, 278 N. Third St., Williamsburg, OH 45176 and received by December 4 at 12 noon. If either the deposit or contract/ancillary paperwork are not received by December 4, 2016, the purchaser agrees to allow an additional $5,000 nonperformance charge.

Collection and Attorney Fees: In the event Semple International, Inc. or its client have to engage counsel or collection companies to assist in enforcing any part of the auction terms and conditions or collection of all or part of the down payment or full purchase amount from any attendee, bidder, buyer, or other such party to the transaction, buyer shall be responsible and agrees to pay reasonable fees including without limitation attorney fees, collection costs, and all expenses incurred including without limitation costs and expenses relating to evaluating, analyzing, assessing, enforcing, preparing for and conducting litigation of any kind or nature, whether or not legal proceedings are commenced.

Deposit: Purchaser shall deposit 10% of the full purchase amount on the property at the conclusion of the auction and acknowledge all requested/required paperwork. This deposit shall be held in the real estate trust account of Semple International pending closing. Required paperwork will consist of Purchase Contract, Agency Disclosure, and Demand Note for entire purchase amount to guarantee closing. Copies of the required paperwork will be available for preview on our website at www.SempleSells.com.

Buyer’s Premium: A ten percent buyer’s premium shall be added to the high bid amount to determine the full purchase amount on each property. By example, if you’re the winning bidder at a high bid of $100,000, your contract purchase amount will be $110,000.

Closings & Possession: Closing on the property shall be on or before December 31, 2016. Time is of the essence. Possession will be immediate at closing. Any delinquent and accrued taxes will be paid out of the proceeds to date of closing. Closing must take place at a title company, attorney office, or bank of the Buyer’s choosing. The purchaser shall receive a General Warranty deed, free of liens and insurable.

    Note: A Preliminary Title Exam has been performed by Technetitle Title Agency. Closings at Technetitle generally total less than $500 without title insurance. Technetitle can be reached at 513.831.3398 if you would like to close through them.

Buyer Broker/Agent Representation: A 2% Buyer/agent commission available to all Ohio licensed Brokers or agents. Broker/agents must register their clients with auction firm at least 24 hours prior to auction beginning to qualify for co-op commission.
