  • Taxes: Prorated to day of closing. Seller to pay all 2016 taxes due 2017 via credit at closing.
  • Easements: Sale is subject to any existing easements of record.
  • Mineral Rights: Seller is conveying all minerals owned, present ownership is unknown.
  • Title: The seller(s) will provide marketable title in the form of an Owners Policy of Title Insurance. The title commitment is complete if anyone needs to see it prior to the sale.
