Kris and Tammy recently relocated their family to Randolph County.  In doing so they have decide to sell their Benton City home at public auction.

 

A beautiful, all brick 3 bedroom house on 17 acres of land, with several very functional outbuildings, highway frontage on both the north and west side of the entire property which is located in the Community R-6 School District.  The property is in the very northwest corner of Township 51 N, Range 8 W, Section 36 of Audrain County, MO.

          This property is exactly what we get lots of calls about, a quality house, with extra land, and a great location with highway access.

The 1267 sq ft house was built in 1964.  It is an all brick structure with vinyl soffits, working gutters, and a shingle roof.  It has a full finished basement, thermal pane windows, new aluminum storm doors, and beautiful glass inserted front and back entry doors. The main floor has a large carpeted living/dining room on the front, with a masonry fireplace with a built-in heatilator.  In addition there are 3 nice sized carpeted bedrooms, a full bath, with tub/shower combination and a spacious completely remodeled kitchen. The kitchen has all new custom built oak cabinets with matching free-standing dine-at center island, all with new Formica counter tops and back splashes and has a new genuine oak hardwood floor.    

Tammy is leaving her kitchen appliances, including the built-in electric wall oven, built-in electric 4 burner cook top with vented hood, built-in dishwasher, and side-by-side refrigerator/freezer with ice and water in the door, all work great and look perfect.  There is an attractive back entry room that has the original knotty pine paneling, new quarry tile floor, and wash basin. The entire main floor and basement are plumbed for a central vacuum system that remains with the house.

The basement was remodeled in 2014 with a large fully carpeted family room, a large carpeted bedroom, full bath with shower, furnace room, and finished utility room with washer and dryer hook-ups, built-in laundry cabinet and wall mounted ironing board. The basement has had new drain tile and two sump pumps professionally installed to prevent future dampness and water problems. The house has three heating sources, first it has a late model Lennox Pulse high efficiency LPG forced air furnace and air conditioner unit, it has baseboard heaters with individual room thermostats, and an Eagle Ranch 365 outside wood burning furnace installed in 2011 that is plumbed into the forced air furnace.  

There are two sources of water, one is a 766’ deep well that was drilled in 2012, it is plumbed into the house and the automatic energy free livestock drinker in the pasture, in addition there is a cistern in the yard that is plumbed into the house, either source can be activated by simply switching a water valve in the basement. There is also a Culligan water softening system that will stay with the house. The sewer system has recently been up dated; it has a septic tank and lagoon.

Other improvements include a very functional 32’ X 56’ pole frame building that was built in 1996.  It has 12’ side walls, metal siding and roof, a full concrete floor, fully insulated, wired for 110V and 220V electric, and a new 9’ X 9’ insulated roll up door in the south end next to the walk through door.

There is also a 24’ X 24’ detached 2 car garage that has a concrete floor, is insulated, has 2 roll back doors, and is wired for lights.

The seventeen acres also has a very useful, pole frame, barn/shed/workshop on it that is currently being used for machinery, hay storage, and a work shop.  It has a full concrete floor and is wired for both 110V and 220V electric. There is also a well-insulated pump house that protects the water works from cold weather.  

The house and building sit in the northwest corner of the property, outside of that the balance of the farm is fenced and crossed fenced and is currently in grass for grazing and hay production. There is a Mira-Font energy free double livestock drinker in the fence line just outside the barn. There is also a nice pond on the property.

There is a 1000 gallon LPG tank behind the garage that is owned by the Shaws and will be conveyed with the house.  The tank currently has 70% of gas in it.  We will read it at closing and the new buyer will owe the Shaws for the remaining gas in the tank.

 

Terms and conditions: 10% down payment due the day of auction with balance due and possession given at closing in 30 days or less.  Sellers will pay all the 2016 property taxes. The buyer will pay for the title insurance premium.
