LOCATION & GENERAL INFORMATION

Selling 134 acres± of highly productive Central Illinois farmland (all NHEL). Land to be sold in 3 individual tracts. The farm is generally located approximately 1 mile southeast of El Paso, Illinois in the North Half of the Southwest Quarter of Section 10 in Gridley Township, McLean County, Illinois and in the East Half of Section 9 of El Paso Township, Woodford County, Illinois. From El Paso, Illinois, take Hwy 24 east 1 mile to Cty Rd 1500E/2900E, then south a short 1/2 mile to the farm. Tract 1 lies on the east side of the Cty Rd in McLean County with Tracts 2 & 3 being located on the west side of the road in Woodford County. All 3 tracts will be sold on a price per acre basis, based on real estate tax acres and any survey work needed.

As stated above, this land auction will be held at the South Pointe Park Community Building in El Paso, Illinois. The auction is being held on Tuesday, November 8, 2016 and will begin at 3:00 P.M.

LAND INFORMATION

Tract 1 – 40 acres± (subject to survey)

• FSA figures should indicate this tract as being nearly 100% tillable.
• Productive soil type include Chenoa, Varna, Ashkum & Drummer.
• The Corn Productivity Index (PI) on this tract is 124.4
• Land represents highly productive NHEL cropland.
• Access along the entire west side by Cty Rd 1500E/2900E.

Tract 2 – 51 acres± (subject to survey)

• FSA figures should indicate this tract as being nearly 100% tillable.
• Productive soil type include Chenoa, Flanagan, Graymont, Drummer & Elpaso.
• The Corn Productivity Index (PI) on this tract is 134.8
• Land represents highly productive NHEL cropland.
• Access along the entire east side by Cty Rd 1500E/2900E.

Tract 3 – 43 acres± (subject to survey)

• FSA figures should indicate this tract as being nearly 100% tillable.
• Productive soil types include Flanagan, Drummer, Chenoa, Elpaso & Graymont.
• The Corn Productivity Index (PI) on this tract is 138.8
• Land represents highly productive NHEL cropland.
• Access along the entire east side by Cty Rd 1500E/2900E.

METHOD & TERMS

            Acreages in this advertisement are estimated. A survey on all, or some of these tracts, will be completed prior to the auction. All three tracts will be sold on a price per acre basis, based on existing tax information and/or acreages obtained from recent survey work. All three tracts will be offered through the marketing method of “Buyer’s Choice” whereas the high bidder can purchase any or all tracts for their high bid. If the high bidder does not elect all three tracts, the remaining tracts will then, once again, be offered “Buyer’s Choice.”

            The farm will not be offered in its entirety at the conclusion of the auction. Bidding is NOT contingent upon financing.

            At the auction immediately following the bidding, the winning bidder(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment.

            The balance of the purchase price will be due at closing which will be in approximately 30 days, on or around Thursday, December 8, 2016.

            Possession will be given at the time of closing subject only to the remainder of the 2016 farm tenancy. All three tracts will sell with full farming rights for the 2017 crop year. The 2016 real estate taxes, due and payable in 2017, will be paid by the seller. Title insurance in the full amount of the purchase price will be provided by the seller.
