PROPERTY LOCATION:  The property fronts Blackford Rd at the corner of Menikheim Rd.  From Evansville, IN, take Hwy 62 west past USI & Marrs Elementary School to Caborn Road, go north to Middle Mt. Vernon Rd, go left to Blackford Rd and the property.

AUCTION LOCATION:  The Posey County 4-H Fair grounds  is between Mt. Vernon & New Harmon, IN, located at 111 Harmony Township Rd., New Harmony, IN. 

REAL ESTATE:  The real estate consists of 157+/- acres and has very good access from a hard surface road and also access to the eastern part of the farm from a gravel improved county road.  The topography of the farm is rolling to gently rolling.  The FSA records reflect 157.4 acres with 145.62 acres being tillable.  This land has been in the Harlan Family name for many generations, now is the time to acquire this property.

TRACT 1 consists of 97+/- acres with approximately 85 acres being tillable.  This tract is basically one field and has excellent accessibility. 

TRACT 2 consists of 60+/- acres and is situated across the road from Tract 1.  This tract is nearly all (59.7+/- ac) tillable.

POSSESSION:  Possession will be at final closing with the rights to plant the 2017 crops.

FREEDOM TRACT AUCTION METHOD:  The property will be offered using the Freedom Tract Auction Method.  This auction method allows bidders to bid on any individual tract, any combination of tracts or the whole at any time during the auction.  The farm will sell in the manner resulting in the highest selling price.

BUYER’S PREMIUM:  A 5% Buyer’s Premium will be added to the high bid(s) to determine the Contract Selling Price.

TERMS:  A deposit equal to 10% of the Contract Selling Price will be required on the day of auction with the balance due within 45 days.  The farm will sell subject to the approval of the owner.  The purchaser will assume the real estate taxes due and payable in May 2017.  The fee to close the transaction will be split 50/50 between the buyer and the seller.
