Location & Directions to the Property

The Land is located approximately 3 miles North West of Trenton, IL in Section 6 of Sugar Creek Township, Clinton County, IL. The Farm is situated just East of the County Line Road, North of Haas Road (1500N). From Trenton, IL Continue North from the Junction of Broadway (old Rt 50) for 2 miles on IL Route 160, then West 1/2 mi on Haas Road to the South East corner of the Farm.


Descriptions of the Property

The Auction includes 162.05 acres of land currently in production agriculture, mostly all tillable. The Farm is level to slightly undulating and has great road frontage. A Tri-Township Water District Rural public water line is situated along Haas Road. Tract A is one of 3 parcels to be sold to the high bidder. Tract A has open tenancy and available for Spring Planted 2017 Crops. 


Tract B

The East 53.10 Acre Parcel with 352 feet of Frontage to Haas Road from the small tract not included in the corner to the crushed stone lane road. Tract B is Level & mostly all tillable. The farm is available for 2017 Spring Planted  Crops. A Tri-Township Water District Rural public water is situated along the South side of Haas Road.

Tract C

The Center 40.35 Acres with 696 feet of frontage to Haas Road situated just West of the lane road continuing to the Tract A/Tract B common boundary line. Tract C continues back for 2627 feet. Jailhouse Rock is situated on the corner of South Washington & Missouri Streets; just 2 blocks South of Broadway Street (old US Highway 50) on Washington Street. The Auction will be conducted in the large West Hall.


Terms and Conditions

10% Down on Day of Auction as non-refundable earnest money, possession and balance due at closing in approximately 30 days, balance due at closing in approximately 30 days. Taxes prorated to the day of closing based on the last known tax figure. Possession immediate upon closing, subject to tenant’s rights, open tenancy for 2017. The land is available for Spring Planted 2017 Crops. Surveyed corners are clearly marked, a plat of Survey will be included with each tract. You are buying the land in it’s as-is present condition with no warranties expressed or implied. Any Mineral Rights owned by the Haas Trusts will be passed to the new buyer.
