The farm is further described as being located in the Northeast Quarter of Section 2 of Akron Township, Peoria County, Illinois. As stated above this farm is nearly all tillable and contains highly productive soils. The Corn Productivity Index (PI) is 130+. The farm is currently being surveyed and will be sold in one individual tract. The new surveyed acres will be used to calculate the final settlement price. The acreage in this brochure is estimated.

The land auction will be held in Princeville, Illinois at the Heritage Museum, which is located at 325 N. Ostrom Ave.

Standard terms to include: Ten percent (10%) of the final bid price will be paid on the day of sale with the balance due at the time of closing. The closing will take place in approximately 30 days, on or about Tuesday, December 6, 2016. Immediately following the auction the successful buyer shall enter into a written agreement with the seller. The 2016 Real Estate Taxes, which are due and payable in 2017, will be paid in full by the seller. Title insurance in the full amount of the purchase price will be provided by the seller. Possession will be given at the time of closing subject only to the remainder of the 2016 farm tenancy. Farm sells with full farming rights for the 2017 crop year.
