TO BE OFFERED AS A WHOLE - TRACTS 1 THROUGH 3 GROUPED TOGETHER, totaling 23.5 acres, per survey. This includes all the improvements on each tract.
2nd OFFERING - ROUND 1
TRACT 1 - TO BE OFFERED INDIVIDUALLY BY THE TRACT.
2nd OFFERING - ROUND 2
TRACTS 2 & 3 _ TO BE OFFERED BY THE ACRE, utilizing the 'pick & choose' auction method. The highest bidder will have the priority to select either tract, or both tracts, at the highest bid price per acre. The amount per acre will be multiplied by the number of acres in the tract, or tracts selected. If only one tract is selected, the bidding will be opened back up for the remaining tract.
If the total amount in the 2nd OFERING exceeds the total amount in the 1st OFFERING, the highest bidder in the 2st OFFERING shall have the opportunity to group all 3 tracts back together ( 23.5 acres, per survey) for an additional $7,500 above the total amount attained in the 2nd OFFERING.
NO SALE IS FINAL UNTIL ALL OFFERINGS HAVE BEEN COMPLETED. THE REAL ESTATE WILL BE SOLD IN THE MANNER REALIZING THE MOST MONEY FOR THE SELLERS.
TERMS AND CONDITIONS
* There will be a 10% Buyers Premium added to each winning bid to determine the final sales and purchase price.
* The purchaser of any tract will pay a 20% deposit of their total final sales and purchase price the day of the auction. The balance will be due on or before November 29, 2016.
*2016 Real estate property taxes will be paid by the sellers.
