Terms and Conditions


10% down will be required on the day of auction and the balance will be due at closing.  Closing will be approximately 45 days following the date of auction.  All successful bidders will be required to enter into a purchase agreement at the auction site. Buyers will receive possession of property at the close of the 2016 crop harvest.  Seller will retain 2016 crop rent.  Buyer will received the 2017 farming rights at closing.      The 2016 real estate taxes will be paid by the seller. For tracts 1 through 10 the buyers will receive all the sellers’ interest in the mineral rights. For tract 11 the sellers will reserve all the sellers’ interest in the mineral rights. The auction is sold with reserve and is subject to seller confirmation.  Earnest money is non-refundable and will be forfeited if buyer fails to close and complete the contract.  No buyers’ premium.
