AUCTION & PROPERTY LOCATION: From the Hwy 24/36 overpass on the north side of Monroe City, MO, take Hwy Z north 1.5 miles to Marion County Rd 244, turn right and go east 2.75 miles to the properties on both the north and south side of the road. OR from Hannibal, MO take Hwy 24/36 west 13 miles to Marion County Rd 244, turn right and continue on west for .5 mile to the properties on both the north and south side of the road.

The auction will be held in the large machinery/hay shed on Tract 1


Two Counties, Two Tracts on Land, One Auction on property that has been owned by the same family for nearly 100 years and has never been offered for sale before.

We will be offering Tract 1, 195.21 acres with 149.33 acres tillable in Township 56N, Range 7W, Sections 2 and 3 in Ralls County, MO and Tract 2, 87.75 acres with 39.17 acres tillable in Township 57N, Range 7W, Sections 34 and 35, Marion County, MO. 


SUNDAY – OCTOBER 23, 2016 from 2 PM to 4 PM

A Wheeler Auctions and Real Estate Representative will be available at the shed on Tract 1 to answer questions about the farm and the auction process.


These two tracts lie together and are separated only by Marion County Rd 244. There has been a surveyed ordered so by the day of the pre-auction showing the corners and lines will be marked and exact acres will be available for your inspection.

Tract 1 consists of 195.21 acres with 149.33 acres tillable according to the FSA Office.  It lies on the south side of Marion County Rd 244 with nearly a .5 mile frontage along the county road. This tract is primarily open, terraced, and currently in row crop.  The balance is in waterways, a wooded draw with creek, and a small patch of mature timber in the northeast corner.  A portion of the non-tillable acres are being used for wooded pasture, with permanent cow tight fence and its own entrance off Marion County 244. There is also a large pole frame machinery/hay shed on this tract right up next to the road and also a deep well.

Tract 1 joins the 24/36 MoDot right-away in two places along the south side, this gives the property some additional non-farm income potential such as outdoor bill boards.

Tract 2 lies just across the road, north of Tract 1, it consist of 87.75 total acres with 39.17 acres tillable according to the FSA Office, with just over a .25 mile of gravel road frontage.  The bulk of the tillable land lies in the southwest corner of the tract, it is terraced and currently in row-crop, in addition there is a small piece of open ground that lies along the east line towards the north corner that is currently in permanent grass and being used for hay production. The balance of this tract is in creeks, wooded creek beds and edges, along with a strip of mature timber that runs diagonally through the tract from north to south.

A rural water line runs down Marion County Rd 244.

These two tracts individually and/or collectively make a great opportunity to own farmland that has County Road access, cropland for farming or for rental income, and some outstanding hunting and recreational potential. The patches of mature timber, fence rows, and creeks, and neighboring cropland makes for some very attractive wildlife habitat. 


Terms and Conditions: We will sell the properties by the acre using the choice method. 10% down day of the auction, with the balance due at closing in 30 days or less, possession given at closing subject to current farm tenant rights. Seller will pay all the 2016 property taxes, and the title insurance premium will be paid by the buyer(s).
