Pursuant to and by virtue of orders of the Circuit Court of Orange County, made and entered in matters therein pending in which the County of Orange, Virginia is the Plaintiff, HENRY LEE CARTER, as Special Commissioner for the Court, will offer for sale at public auction to the highest bidder at the front door of the Courthouse of the County of Orange, Virginia located at 110 North Madison Road, Orange, Virginia on SATURDAY, OCTOBER 22, 2016 AT 11:00 a.m.  The sale of such property is subject to the terms and conditions below and any such terms and conditions which may be announced on the day of the auction.  Announcements made on the day of the auction take precedence over any prior written or verbal terms of sale.  The following described tracts or parcels of land with all improvements located thereon and appurtenances thereunto belonging, all lying and being situated in Orange County, Virginia; and further, all references to deed books and will books will be to documents recorded in the Clerk’s Office of the Circuit Court of Orange County, Virginia, and tax map references designated as T.M. Samuel N. Campbell and Jerome Jeffrey Campbell as tenants in common by deed from Albert J. Allison and Geraldine Allison, 11-24-1980, Deed Bk 332, Pg. 469. Samuel N. Campbell conveyed his interest in the subject property to Geraldine Allison by deed 6/10/1996, recorded Deed Bk 567, Pg. 770. FURTHER, the aforesaid tracts are subject to all unexpired conditions, restrictions, reservations and easements of record, if any, constituting constructive notice of the same, and any and all rights of way or easements over, across or through said parcels, including any defects in title to the said property not caused by the Plaintiff.

PROVIDED HOWEVER, that any owner of the above described tracts or his heirs, successors or assigns, shall have the right to redeem the said tracts before 5:00 p.m. on October 21, 2016 by paying Henry Lee Carter, Special Commissioner for the Circuit Court of Orange County all taxes, penalties and interest due with respect to such real estate, together with all costs, including costs of publication and an attorney’s fee set by the Court, by cashier’s check or wire transfer of funds.

AND FURTHER, these sales shall be subject to the approval and confirmation of the Court.

TERMS OF SALE:  The property will be sold in “as is” condition without representation or warranty of any kind.  A bidder’s deposit of $500.00, or the sale price, whichever is lower, in cash or in such other form as the Special Commissioner may determine acceptable in his sole discretion on the date of the sale with the remainder due ten (10) days after entry of an order confirming sale by the Court.

IN ADDITION to the bidder’s deposit of $500.00, there will be a ten percent (10%) Buyer’s Premium added to the final bid to determine the final contract price which shall be due with the deposit on the day of the auction.
