The auction will be held in the Windmill Studios facility at 521 North Colorado Avenue, Minden, Nebraska.

Ruhter Auction & Realty Inc. is pleased to announce the sale by auction of two choice Kearney County farms located southeast of Minden, Nebraska.  If you are looking to invest in farm land in the Kearney County area, mark your calendar and plan to attend.

The farms are located from Minden, Nebraska, 3 ½ miles south on Highway 10, then 1 ½ miles east on Road G to Tract #2 or 2 ½ miles east on Road G to Tract #1.

Tract #1

The East Half of the Northwest Quarter (E1/2 NW ¼) of Section Four (4), Township Five North (T5N) Range Fourteen West (R14 West) of the 6th P.M., Kearney County, Nebraska. (80.97 acres +/-)

This is a very high quality tract currently served by a center pivot system owned by the current tenant.

There is an 8” well with pump and gear head owned by the sellers that is included in the sale. The farm formerly was gravity irrigated so the terrain is level to very gently rolling. There is a reuse pit in the southeast corner of the tract. This is a very high quality property. There is natural gas service to the well site.

Tract #2

The West Half of the Northeast Quarter (W ½ NE ¼), Section Five (5), Township Five North (T5N), Range Fourteen West (R14W) of the 6th P.M., Kearney County, Nebraska (79.43 +/-)

This is a very good quality rolling to gently rolling non-irrigated farm with excellent location. There is a small acreage of tree covered waste land along the north portion of the tract. This is a very well managed tract of non-irrigated farm land. 


A payment equal to 20% of the purchase price will be due the day of the sale. The balance will be due by cash or certified funds payable to the closing agent on or before November 21, 2016. The cost of title insurance will be split equally by the buyer and seller. All equipment and/or personal property included in this transaction sells in as-is condition.

Note-Both of these properties are well located with a short distance to grain terminals, ethanol plants as well as livestock feeding operations.


Upon a successful closing, the purchaser will receive full possession subject to the rights of the current tenant pertaining to the 2016 crop.


The 2016 and all prior taxes will be paid by the sellers. The 2017 and all subsequent taxes will be the responsibility of the purchaser.
