PARCEL NO. 1:  This parcel has 11.65 acres of pastureland with 1,055 ft. of frontage. Improvements include a barn that has headlocks is currently used as a heifer growing facility.  There is a creek running through the property and there is a good pond site and a good building site on this parcel.

METHOD:  The farm will be offered in three parcels and in combination and sells to the high bidder without reserve the way it brings the most.

TERMS:  We require a non-refundable down payment of 10% of the purchase price at the close of the auction with the balance to be paid in full at closing in 30-60 days. There is a 5% Buyer’s Premium in effect for this auction. 5% of the highest bid will be calculated and added on to determine the contracted selling price.  There are no financing contingencies.

TAX & LEGAL:  Parcel No. 2300586000 - The taxes on this farm are currently $784.26 per half year based on CAUV values and will be prorated to the day of closing.  Immediate possession on closing with tenants right to harvest the growing crop. 

INSPECTION & NOTE:  Realtor will be at the farm on Sat. October 1st from 11:00-1:00 PM. Other showings are available by appointment. There are brochures in the information box at the driveway.  There are heifers currently in the pasture so please respect the tenant’s rights.  The Realtor is related to the seller.
