Real Estate Terms and Conditions:
$5,000 Non-refundable earnest monies deposit is due on auction day from a buyer who has presented
a mortgage financing pre-approval letter from a local reputable lender
located in the state of Pennsylvania. this letter must be presented to
the auctioneer no later than 72 hours prior to the auction date.
$7,500 Non-refundable earnest monies deposit is due on auction day from a buyer who has not presented a mortgage financing pre-approval letter to the auctioneer 72 hours prior to the auction date.
Balance of purchase price and the Final Real Estate settlement shall be held in 90 days or less from the auction date.
Buyer shall choose the closing attorney of their choice and shall be responsible for all closing costs.
Real Estate Property Taxes shall be prorated to the date of the final real estate settlement.
Real Estate Transfer Tax shall be equally divided between the seller and the buyer. (50% Buyer & 50% Seller)
Property is being sold free and clear of all leins, encumbrances and shall transfer with good and marketable title.
