AUCTION & PROPERTY LOCATION: From Highway 94 and Third Street in St. Charles, MO, take Hwy 94 north 3 miles to Blasé Station Road, turn left and go 3 miles to the farm on both sides of the road. (It is the first house on the right passed the railroad tracks)

The real estate will be sold at 10:00 AM on site in conjunction with the farm machinery, trucks and equipment that will sell immediately following.

138.14 surveyed acres of productive St. Charles farmland.  There are 137.54 tillable acres according to the St. Charles FSA Office.  The property is located in Township 48N, Range 5E, Section 32 and will be offered in 5 tracts, ranging from 4 acres and a house, farm buildings, and grain bins, to 87 acres with a building.  All with excellent County Road frontage, wonderful access, and great location out in the St. Charles bottoms just minutes from the 370 By-Pass.

We will offer Tract 1 the four acres and improvements first on a standalone basis, then Tracts 2, 3, 4 and 5 by the acre using the bidder’s choice method.

Tract 1 is 4 acres located at 4992 Blasé Station Rd, St. Charles, MO 63301, and consists of the Weber Homestead and other improvements. The house is a two story structure and is 2464 sq ft.  The main floor has a remodeled kitchen and breakfast area with oak cabinets, Formica counter tops, linoleum floor covering and an outside entrance that goes out to the back patio.  There is also a large living/dining room area in the front of the house that is convenient for family dinners and evening relaxation.  On one end of the living room there is a fireplace that has a gas log insert that is operated by remote control.  The main floor also has a very nice size office space that is located just off the garage.  There are 2 full baths on the main floor and a utility room with washer and dryer hook-up.  There are 2 large bedrooms on the upper floor with the master bedroom having the beautiful original hardwood floors.  In addition the house has a partial basement, a 2-car attached garage with electric door opener, vinyl siding, a 5 year old architectural shingle roof, large concrete back patio, and a covered front porch.        

The house has a LPG forced air furnace with central air unit and lots of updates that provide for extra living comforts and energy savings.  The house has 2 water systems, one is a deep well located right there on the 4 acres, the other is 10,000 gallon concrete cistern that has a submersible pump in it.  The house can run on either system by switching a valve that is located in the basement.  Also the house has a septic tank and drain field for a sewage system.

Tract 3 consists of 85.02 acres and lays on the west side of Blasé Station Rd. it is all open and currently being used for crop production.  The only portion not in row crop is an access road that runs down the south side of the tract and also a 30’ X 100’ pole frame storage building w/14’ side walls located in the southwest corner of the tract. This tract also has a deep well on it.

Tract 4 is 26.5 acres that lies just west of Tract 3 and is accessed and has frontage along Washeon Road along the west end.  There are no improvements and is all open and currently being used for crop production.

Tract 5 is 9.07 acres and has frontage and access off Washeon Road which runs all along the west end of this tract. It has no improvements and is all open and currently being used for crop production.

TERMS: 10% Down day of sale with the balance and possession given in 30 days or less. Buyer to pay for title insurance.  Seller to retain all 2016 crop receipts. Property taxes for 2016 will be pro-rated to the date of closing.
