Finally a choice has been offered to the seller of real estate in the Long Island and N.Y. Metropolitan area. For decades only one method of selling real estate has prevailed. The method is what I like to describe as "let's put the line in the water and see if we get any bites". But now the seller can choose an alternative approach. An approach in which the seller actually has control over the date and time of their sale, the selling price, and the closing date. So the phenomenon is here:
1. A 0% commission to the seller
2. A sale of property that is time defined
3. A sale that is not contingent upon the condition of the property or the need for a mortgage.
4. A sale of property that cannot be altered after the hammer goes down and the property is sold.
