Basic Real Estate Auction Terms: Sells Regardless of Price to the Highest Bidder. Property sells as-is, with no buyer contingencies for financing, inspections or otherwise. 10% Buyer's premium applies. The buyer's premium will be added to the final bid to determine the contract sales price. Financing, if any, is calculated on the final contract price. Buyer pays all closing costs including title search, transfer taxes, deed preparation, conveyance and recording fees. Taxes will be pro-rated via the short proration method. Clean deed given at closing with no liens or delinquent taxes.
Cashiers Check Required to Bid: In order to register to bid, potential purchasers must bring a CASHIER'S CHECK MADE PAYABLE TO Ohio Real Estate Auctions, in the amount of $5,000 which will be your non-refundable deposit if you are the high bidder. Deposit will be applied at closing to the purchase price. Checks will be immediately returned to all non-winning bidders at the conclusion of the bidding process. The purchaser will be required to sign a Contract to Purchase at the auction conclusion.
Closing / Possession: Potential purchasers must be able to close within 30 days after the auction. Time is of the essence. The real estate is selling free and clear of any and all liens. The purchaser will receive an insurable title at closing. Possession will be given to the purchaser on date of closing.

Subject tract is presently owned by Venkat R. and Nirmala Adusumilli as recorded in Stark County Recorder's
Image Number 2005/01070001522 and being more particularly bounded and described as follows;
Beginning for the same at a point, marked by a 1/2 inch iron bar with Cooper & Assoc. cap found at the
northwest corner of Outlot 889 in the City of Canton as established in Plat Book 42, Page 111 of the Stark
County Plat Records and being the true place of beginning for the tract of land herein to be described;
1.ıThence S83 deg.45'53"E along a portion of the south line of 34th Street N.E. (50 feet wide) as
dedicated in Plat Book 46, Page 138 of said Plat Records a distance of 119.88 feet to a point marked by a 3/4
inch iron bar found at the northwest comer of Lot 39073 in said City;
2.ıThence S05 deg.46'03"W along the west line of said Lot 39073 a distance of 149.94 feet to a point
marked by a 5/8 inch iron bar with Hinton cap found at the southwest corner of said Lot 39073;
3.ıThence S83 deg.45'30"E along the south line of said Lot 39073 (passing over a railroad spike found at
99.99 feet) a total distance of 114.99 feet to a point marked by a cotton gin gear set at the southeast corner of

6. Thence N05 deg.45'00"E along a portion of the east line of said Lot 39736 a distance of 226.13 feet to a point

Outlot 889, being the true place of beginning and containing a total area of 0.8234 acre.
