- The equipment and fixtures will be sold after the real estate, at approximately 10:30 AM.
- All items are sold AS IS, WHERE IS.
- It is the buyer's responsibility to dismantle and remove any and all items purchased.
- A 12% buyer's premium will be charged on each item sold.
- You must pay for your purchases on the DAY OF SALE by cash, Mastercard, or Visa.
- All items must be removed by Saturday, October 10.
- Bids should be made based on the bidder(s) inspection and evaluation and not from statements, inducements, or printed materials from ANYONE.
- All tracts are sold subject to confirmation by the Seller, to be given immediately after all bidding has concluded. Seller reserves the right to sell any tract, regardless of bid, based on the seller’s needs and requirements.
TERMS OF SALE OF REAL ESTATE:
Said premises will be sold subject to and with the benefit of all rights, rights of way, restrictions, easements, covenants, liens or claims in the nature of liens, improvements, public assessments, any and all unpaid taxes and assessments, tax sales, tax titles, other municipal liens and water and sewer liens, and restrictions and easements of record having priority over the mortgage described herein, if any there are, whether or not reference to such restrictions, easements, improvements, liens or encumbrances is made in the deed.
A 10% buyer's premium will be added to the high bid on the real-estate to be sold, with the bid and buyer’s premium constituting the Contract Sales Price.
Bidders will be required to pay a Twenty-five Thousand ($25,000.00) Dollars in bank treasurers check or certified check as a non-refundable deposit, and the balance of the purchase price is to be paid in bank treasurer's check or certified check at the law offices of Robinson & Cole, LLP, One Boston Place, Boston MA 02108 within thirty (30) days from the date of sale. A foreclosure deed will be provided to the purchaser for recording upon receipt in full of the purchase price.
